 Working With Us

We deliver a wide range of projects across different sectors, from home extensions and renovations to commercial fit-outs and new builds for both residential and commercial use.

Our services follow the industry-standard RIBA Plan of Work (Stages 0–7), guiding projects smoothly from initial concept through to completion.

Below is an outline of how a typical project is structured, with our fees being apportioned to each stage.

 

RIBA Stages 0–2: Concept

We prepare early-stage drawings and sketches in response to your initial brief. Whether it’s a home extension, conversion, or full refurbishment, we quickly test design options for layouts, planning strategies, and materials. This process helps you understand the potential of your property and the budget required.

RIBA Stage 3: Planning Submissions

Once a preferred concept scheme is chosen, we develop it in greater detail.

At this stage, we refine internal layouts and external appearance, addressing key aspects such as access, building height, glazing, materials, and landscaping—everything required for planning approval.

We then prepare a full set of drawings and supporting statements for submission, whether for full planning permission or a lawful development certificate/prior approval under Permitted Development rights.

RIBA Stage 4: Detailed Design and Tender

Following (or alongside) planning approval, we develop a comprehensive drawing package for tendering, building control submissions, party wall matters, and other statutory requirements.

We advise on appointing specialist consultants, which may include:

  • Structural Engineer

  • Party Wall Surveyor

  • Approved Inspector (Building Control)

  • Specialist surveys (e.g. drainage, asbestos, foundation investigations)

The detailed design package will include internal lighting and services, interior design schemes, kitchen and fixed furniture detailing, selection of internal / external finishes along with the detailed building fabric specification.

We issue the tender package to suitable contractors from our network, review their responses, and help you select a preferred builder based on cost, quality, and references. A formal building contract is then agreed, defining scope, price, and programme.

RIBA Stage 5: Construction

We act as your representative throughout the build, monitoring progress and ensuring quality, cost, and timescales are maintained.

We administer the building contract, certify staged payments, and typically carry out site visits on a weekly or fortnightly basis to review works with you and your contractor.

RIBA Stage 6: Completion and Handover

At completion, we assist with snagging, certification, and handover.

We confirm ‘practical completion,’ arrange building control sign-off, and release the final payment—retaining a portion for the agreed defects period. During this time, the contractor remains liable for rectifying defects. Once the period has lapsed, the final sum is released, and we provide all relevant documentation for your records.
